Housing Associations – From September 2005, the Council ceased nominating applicants directly to Housing Associations. This was when the Choice Based Lettings was introduced and Housing Associations gave a percentage of their properties to the Council to advertise on the Homesearch Bidding System.

Most Housing Associations at that time also closed their waiting lists which previously allowed applicants to apply directly to them.

Please read below if you are considering placing a bid on a housing association property. Please note you maybe subject to a financial assessment in accordance with the Housing associations policies

If nominee is claiming Housing Benefit, confirmation is required so that no deductions are made for the extra room. New Tenants are required to pay 1 week in advance.

Exceptions considered for carers of disabled tenants. If persepcetive tenant is employed 2 weeks rent is requested through cheque or postal order. Alternatively, clients can pay by credit or debit card at sign-up.

Exceptions are considered if moving due to regeneration/under occupying with LA. Applicant must demonstrate income to pay any shortfall in housing benefit or rent in full. Applicants are expected to pay a full term’s rent which depends on their circumstances: If working full time it will be one month’s rent. If working part time it will be based on their current income and possible HB shortfall. If in receipt of HB, it will be £20 per month plus any shortfall due to excess income, deductions or personal service charge items.

Most new builds state no pets however written consent is requested. 21 years old 10 years old Not allowed except for extreme medical cases. This may also be rejected due to spare room subsidy. If working full time it will be one month’s rent.
